Will applying affect my credit score?
Early conversations usually start with a soft credit check that doesn't affect your score. A hard credit check only happens once you’re ready to move forward with a pre-approval or submit your application to a lender.
What if I'm self-employed?
Self-employment requires a specialized approach. I work with a wide network of lenders who specialize in "stated income" or alternative documentation, allowing entrepreneurs to secure premium mortgage products.
I don't have 20% for a down payment.

How does broker compensation work?
Broker compensation is normally covered by the lender, but there are circumstances (private lending / MICs) where a client fee applies. Any such fees are always discussed transparently and disclosed upfront.
